Экономические риски и кризисные тенденции в строительной отрасли на примере Калининградской области

Выполнен краткий анализ федеральных нормативно-правовых актов в области строительства и научных публикаций по проблеме экономических рисков в строительной отрасли, а также обзор некоторых основных результатов производственной деятельности строительной отрасли в области жилищного строительства в Калининградской области по материалам из открытых источников, опубликованных Росстатом за период с 2024 по 2025 год.
В результате проведенного исследования установлен комплекс факторов, оказывающих влияние на устойчивость финансового положения строительных организаций в Калининградской области и связанное с этим увеличение сроков ввода жилых зданий в эксплуатацию по договорам долевого участия. Отмена льготного кредитования и высокая ключевая ставка отмечаются как наиболее значимые факторы экономического риска в строительной отрасли и как скрытая угроза масштабного кризиса.
В рассматриваемый период строительная отрасль региона развивалась достаточно динамично, ежегодно наращивая объемы строительства, что позволило ей выйти в лидеры по темпам строительства, но негативные факторы, присущие в целом для отрасли, не обошли и Калининградскую область
